100% back on my money?

I like this house.

No issues and a very small refurb, only costs that much because I'm taking some extra measures to inject swag into it. All the door heights were too low too, so I've spent couple £100 on getting them increased. They weren't very nice for tenants above 5'6.

It was recently rented though, so it was in very good condition. I'm painting the doors grey and everything else white. The kitchen is being sanded down and painted (it's raw wood), a few parts are being plastered that were wallpaper before.

We could make a car parking space at the back of the long garden, but it's not worth it and there is plenty of space on road.

Next door has Knotweed on a 10 year management plan.

End value is very conservative, I know someone who sold a newly refurbed 2 bed for £80k same road, with Knotweed IN the garden. This is a bigger 3 bed.
