I #purchased this for £45,000, one bid, one winner. Homes under the hammer were supposed to contact me to come on, but the little shits didn't. Broke my heart, I told my momma and everyone I was gonna be #FAMOUS I tell ye. Alas, I still got an #asset so we still winning.

This house is worth £80,000 at the end, and the #refurb is about £13,000. It had a fair bit of #damp, which despite the rain seems to have dried out now. #Property can be a mystery sometimes.

We managed to get the refurb down, one #builder quoted £18,000 all in, but by using a team I'm working with across multiple #properties, they helped me out and also we worked together to be even more cost efficient.

This house is in a cute little village, away from my usual areas of Investment, but still a solid area. This is #funded 110% LTV by an #Investor, my biggest Investor to date actually.
