IT'S TIME TO GET FUNKY!

These lights cost 15x what a normal 'pendant' does in a property. They are £1, this was £15 each. On paper it's a big increase, but in reality a few of these, say in 4 rooms, is not a huge outlay.

Who else will do this in a BTL or FLIP? Most go for the standard.

However, I've used different lights in a flip, a btl and in my SA unit. People have always commented on them, agents love it! It's not exactly going to make or break someone's decision or increase market rent alone, but taken with all the other swag you are doing, it can pay off.

I don't do this in every BTL, I track every budget carefully, which I teach my Earn&Learners to do in detail. However, if there is spare budget and I think it will make a difference, I'll use interesting lights.
